Water damage and wet area repairs in Newcastle
Water resistant plasterboard is not waterproof, and that single misunderstanding is behind most failed bathrooms in this city. We repair water damaged walls and ceilings and sheet wet areas across Newcastle, Lake Macquarie, Maitland, Port Stephens and the Central Coast. Our job is the substrate. The right board, fixed at the tighter centres a tiled wall needs, jointed with wet area compound. It is handed over ready for a licensed waterproofer's membrane. We take out small damaged patches. A full wall, a full ceiling or a full room is stripped out by somebody else before we arrive.
Bathroom and ensuite substrate
We sheet the wet area ready for the membrane. That means Aquachek or Villaboard rather than standard board, with fixings tightened to the centres the tile weight calls for. No stud adhesive goes anywhere in the system. The joints take wet area compound and paper tape, and the control joints are set out for a tiled wall rather than a plain one. What we hand over is the substrate. The membrane is your waterproofer's and the tiling follows them.
- Aquachek or Villaboard, never standard board
- Fixings at the centres the tile weight calls for
- Handed over ready for a licensed waterproofer
Making good after a leak
We put back the wall or the ceiling a burst hose, a failed shower or a roof leak has taken out. Small damaged sections we cut out ourselves at a framing line with a clean square edge, sheet, set and sand. The leak has to be fixed and the space dry before we start. A lining that goes back over a live leak comes out again. What you get back is a wall, not a painted wall.
- Small sections cut out at a framing line
- The leak fixed and the space dry before we start
- Set and sanded, ready for paint
Storm damage reinstatement
We sheet the walls and ceilings back after a storm, once the roof is right, the room is cleared and everything is dry. This is quoted and invoiced to you rather than to an insurer. We do not work with insurance companies, so you are free to use the quote however you need to. Larger jobs are staged room by room so a house stays liveable through it.
- Quoted and invoiced to you, not to an insurer
- Started once the roof is right and the space is dry
- Staged room by room on a larger house
What decides a water damage job
Water tracks, so the wet part is almost always bigger than the stained part, and four trades touch a failed bathroom. These are the eight things that decide what happens. The first one is behind more failed wet areas in Newcastle than everything else put together.
Water resistant board is not waterproof
Aquachek is manufactured to the water resistant grade of AS/NZS 2588, which means the core and the liner resist moisture. It does not mean it stops water. AS 3740 requires a separate waterproofing membrane applied over the board and into the wall and floor junctions before anything is tiled. Every cut edge exposed to water has to be waterproofed as well, including the bottom edge sitting over a preformed shower base. Anybody who tells you the green board is the waterproofing has put that bathroom on a clock. We supply the substrate and we say plainly that it is a substrate.
Once board has been substantially wet it comes out
CSR's position is explicit. Plasterboard should be replaced after being substantially wet, for example from a burst water service or flooding. Board strength and the holding capacity of the fixings may be reduced. Where the exposure was minor the board has to dry completely and then be inspected for deterioration and warping before it can be kept. That is a manufacturer instruction rather than an opinion, and it is why a stain that dries out is not automatically a wall that stays.
Behind tiles the screw count multiplies and the glue disappears
A normal internal wall takes fixings at 400mm centres in the field. A wall tiled up to 12.5kg/m² goes to 200mm, with corners and openings at 150mm, and up to 32kg/m² it goes to 100mm. Stud adhesive, which is standard on every ordinary wall in the house, must not be used on tiled wet area systems at all. A bathroom wall is not a bedroom wall with different paint on it, and we price it as the different job it is.
Control joints in a tiled wall come at 4.8m, not 12m
An internal wall that is not tiled runs to 12m before the standard wants a control joint in it. Tile that same wall and the maximum drops to 4.8m. A long bathroom or laundry wall reaches that limit far sooner than people expect. A tiled wall with no joint in it cracks the tiles as well as the lining. We set the joints out with the sheet layout rather than adding them later.
The demolition is not ours and that is worth knowing early
We cut out and replace small damaged sections. A full wall, a full ceiling or a whole room coming out is a strip out. It goes to a demolition or restoration contractor rather than to us. That is not a limitation dressed up. A water damaged room has to be opened, dried and cleared before any lining goes back. A plasterer who takes that on holds the drying up rather than speeding it along.
The space has to be dry before anything goes back on
Gyprock plasterboard has to be protected from moisture and kept dry through its whole service life, which starts on the day it goes up. Sheeting over a frame that is still wet traps the water against the timber. The new lining is then on the same clock the old one was. Wet insulation holds water against the frame and does not recover, so it comes out rather than drying in place. We sheet once the space is dry, not once it looks dry.
An older bathroom hides more than the water damage
Water damage in an older Newcastle bathroom often exposes sheet lining nobody has looked at since it went in. Around one in three Australian homes built before 1987 contains asbestos materials, and nobody can identify it by sight. If that is what is behind the tiles, the job stops with us until it has been properly removed. Once it has gone we can come back and line the room. We do not remove it, disturb it or try to identify it.
Newcastle has had 300mm of rain in 24 hours twice this century
In June 2007 the Pasha Bulker storm put flash flooding across urban Newcastle. The return period was about one in one hundred years and around 10,000 properties flooded. In May 2025 another East Coast Low delivered around 300mm in under 24 hours, with 284 flood rescues. Disaster declarations covered Newcastle, Lake Macquarie, Maitland, Cessnock, Port Stephens and Dungog. April 2015 put 100mm to 150mm an hour into Dungog and Maitland. Linings are where all of it shows up, and this is a recurring Hunter problem rather than a rare one.
Where our part of a water job starts and stops
We take out patches, not rooms
A small damaged section we cut out and replace ourselves. A full wall, a full ceiling or a full room is a strip out, and that is somebody else's trade rather than ours. Send photographs and we will tell you which of the two you have before you book anybody, because getting that wrong costs a week.
We sheet it back in the board it should be
Wet areas take Gyprock Aquachek, a water resistant grade to AS/NZS 2588. Where the substrate needs to be tougher under heavy tile it is James Hardie Villaboard. Behind tiles the fixing centres tighten and stud adhesive is not permitted at all. We joint with wet area compound rather than the standard one.
We hand over a substrate, not a waterproofed bathroom
Waterproofing is its own licensed class of work in New South Wales, with its own qualification. What we deliver is the thing a membrane goes onto: correct board, correct centres, correct joints, every cut edge accounted for. Your waterproofer takes it from there and your tiler follows them.
Get a free quote
Send photographs of the damage and one of the whole wall or ceiling. Tell us what the water was and whether it has been stopped. Say roughly when the house was built, because a pre 1990 lining changes what happens next. Quoting is free. Quotes are free, including a site visit where one helps, and we do not charge for travel.
Brands we supply and install
Newcastle Gyprocker Heroes supply the board, the cornice, the compounds and the fixings on every job, so there is nothing for you to order and no delivery to wait on. That is worth saying plainly: if you have already bought your own sheets, you are looking for a different arrangement to the one we offer.

Frequently asked questions
Is water resistant plasterboard waterproof?
No, and it is the most common misunderstanding in domestic bathrooms. Aquachek is made to the water resistant grade of AS/NZS 2588, which means it resists moisture rather than stopping water. AS 3740 requires a separate waterproofing membrane over the board and into the wall and floor junctions before tiling. Newcastle Gyprocker Heroes supply the substrate, and the membrane is a licensed waterproofer's work.
How much of the damaged lining will you take out?
Small sections, cut back to sound board at a framing line. Newcastle Gyprocker Heroes do not do demolition. A full wall, a full ceiling or a whole room coming out goes to a demolition or restoration contractor first. Send photographs and we will tell you which of the two your job is, because booking the wrong trade first costs about a week.
Do you do the waterproofing?
No. That work sits under its own licence class. The qualification behind it is a Certificate III in Construction Waterproofing plus at least two years in the industry. Newcastle Gyprocker Heroes give your waterproofer a compliant substrate: the right board, the right fixing centres, wet area joints and every cut edge accounted for.
When does water damaged plasterboard have to be replaced?
Once it has been substantially wet, which CSR describes as the result of something like a burst water service or flooding. The reason is that board strength and the holding capacity of the fixings may both be reduced. Minor wetting is a different question, and it is settled by drying the board right out and then looking at it.
Do you remove mould?
No. Newcastle Gyprocker Heroes do not remove or touch mould in any form. It is not something we take on as part of a water damage repair. Where mould is present it is dealt with by a remediation contractor before we sheet anything back. We can quote the lining work on the basis that the space will be clear and dry when we arrive.
How soon after a leak can you start?
Once the leak is fixed and the space is dry, which is usually the part that sets the timing rather than anything we do. Plasterboard has to be kept dry from the day it goes up. Sheeting over a frame that is still wet puts the new lining on the same clock as the old one. Send photographs as soon as it happens and we can plan around the drying.
Do you work with insurance companies?
No. Newcastle Gyprocker Heroes quote and invoice you directly rather than dealing with insurers or working to an assessor's scope. You are free to use our quote however you need to with your own insurer. What we can do is give you a clear written figure for the lining work, which is usually what is being asked for.
Ready to get a price?
Send plans or photographs and we will price the job. Quoting is free and so is the travel.
