Commercial plastering in Newcastle
Commercial lining is not house plastering at a larger scale. Above a house, almost every wall is a tested system. The board, the layer count, the screws and the joint treatment were all part of that test. We sheet and set those systems on commercial and multi residential jobs through Newcastle and the Hunter. The steel framing belongs to your framer and the certification to your certifier.
Intertenancy, corridor and shaft walls
We line the walls that separate one dwelling from another in a Class 2 building. The walls onto corridors and stairs are ours too, and so are the enclosures around lifts and service ducts. Each of those is a named system with its own board, layer count and joint treatment, and we install the one your documents name. The framing, the insulation and the design are all somebody else's. Where the documents carry a wall above the ceiling line, that length is in our price rather than discovered later.
- Class 2 separating, corridor and stair walls
- Lift and service duct enclosures, lined to the system
- Above ceiling extents priced in, not discovered
Fit out and refurbishment
We sheet and set office, retail and hospitality fit outs, and the refurbishment work that follows a tenancy change. A fit out is where the finish levels spread furthest apart in one job. Level 3 goes in the ceiling void and Level 4 through the back of house. Level 5 lands on the feature walls a customer stands in front of.
- Office, retail and hospitality fit outs
- Priced by area rather than by building
- Feature walls to Level 5 where the light demands it
Multi residential and institutional work
We sheet apartment and townhouse projects, and the linings in schools, aged care and healthcare buildings. In a building still being used, the work is staged around the people in it. The sequence belongs to the head contract rather than to us. Corridors and back of house often specify an impact grade board, because a trolley finds a standard sheet inside a year.
- Apartments, townhouses and student accommodation
- Schools, aged care and healthcare linings
- Impact grade board where a corridor takes a trolley
What decides a commercial lining job
Almost nothing on a commercial job is a preference. The systems, the finish levels, the movement details and the inspection sequence are all set before anybody picks up a sheet. Eight things decide what a commercial lining costs and how long it takes.
The components are the certification
A fire rated, acoustic or shaft wall is not a wall built well, it is a wall built exactly. The stud width and its base metal thickness, the screw, the spacings and the board grade were all in the test. So were the layer count and the joint treatment. Change one component and what stands on site is no longer what was certified, and nothing about it looks different. That is why substitution is the most expensive thing that happens on a lining package. We install what the schedule names.
A lining has two fire requirements, not one
The wall's fire resistance level is one thing. The lining's fire hazard classification is another, and it applies whether or not the wall is rated. Gyprock Standard 13mm is non combustible under NCC 2022 and achieves Group Number 1. It is tested to AS ISO 9705 and classified under AS 5637.1. In a Class 2 to 9 building that classification governs where a lining is allowed at all. It is the requirement people forget, because it belongs to the sheet rather than to the wall.
Not every square metre goes to Level 4
Three finish levels usually appear on one commercial job and they are not interchangeable. Nothing above a ceiling or inside a shaft is decorated, so it does not get a decorated finish. Level 4 is the default on a painted surface. Level 5 adds a skim over every square metre, and it belongs where light rakes a wall or the paint is gloss or dark. Pricing one level across a whole building either charges you for shafts nobody sees or hands you a lobby that shows every joint.
The commercial sheet is not the house sheet
Gyprock Standard 13mm runs 8.5kg/m² and comes in widths of 900mm, 1200mm, 1350mm and 1400mm. The 1400mm width is a commercial width and it exists to cut the number of joints in a long run. Alongside it sit Fyrchek and Fyrchek MR for fire systems and Soundchek for acoustic separation. Aquachek goes in the wet areas and Superchek where a corridor takes impact. Which one goes up is a decision on a drawing rather than a preference on site.
Commercial walls are built to move, and Newcastle adds a step
A slab deflects under load and over time. A wall hard fixed top and bottom either cracks or carries what it was never designed to. The framing answers that with a slotted head detail that lets the wall articulate, and there is no equivalent in a house. What the lining has to do is not bridge it. A sheet run tight into a moving head undoes the detail underneath, and so does a control joint left out where the structure has one. Development inside the Newcastle, Lake Macquarie and Maitland mine subsidence districts needs Subsidence Advisory approval before work starts. Buildings there are designed to move on purpose.
Two layers is a multiple, not an increment
Plenty of commercial systems call for two or three layers of board on each face. That is not a thicker wall. It is the sheeting done two or three times, with the joints staggered between layers and laminating screws through the outer one. The order and the orientation are named by the system as well. A lining package priced as though a double layer wall is a single layer wall with thicker board is a package that runs over.
The work is here, and most of it is Class 2 to 9
Newcastle carries more of this work than a city its size normally would. The John Hunter redevelopment is the largest hospital redevelopment outside metropolitan Sydney. Honeysuckle HQ will put 1,000 homes on the harbour across six stages. Broadmeadow's first rezoning enables about 3,200 homes and around 2,350 jobs, in a program running thirty years. Hunter multi unit approvals rose 38 percent in 2025, with Maitland up 54 percent and Lake Macquarie up 35 percent. Almost all of it sits in Class 2 to Class 9. That is the line above which a wall stops being a wall and becomes a system.
The services are the programme, not an interruption
Sprinklers, air conditioning, lighting, detection, speakers and access panels all land in the linings, and every one of them has a trade behind it. An access panel is set out on a drawing, not found on a wall. There are also hold points. A certifier or a fire engineer inspects a wall before it is closed, and a wall closed early gets opened again. None of that is lining work, and all of it decides when lining work can happen.
What we do on a commercial job
We sheet and set to the documents
A commercial job usually carries several systems at once, and each one has its own component schedule. We work off the drawing rather than off habit, and the system is named on our quote so you can check it against yours. Where a drawing and a system sheet disagree, you hear about it before we order.
We price the levels of finish separately
A building does not get one finish throughout. Level 3 goes where nothing is decorated, Level 4 on the general surfaces, Level 5 where the lighting or the paint calls for it. Pricing one level across the whole job either overcharges for the shafts or underdelivers the lobby.
We line it, we do not build it
Everything between the slab and the board belongs to the framer, including the head detail that lets the wall move. We start when it is standing and signed off, and everything that goes on it comes from us. If a stud is at the wrong spacing for the specified board, you hear it before we sheet rather than after.
Get a free quote
Send the drawings and the system numbers, the areas by level of finish, and the framing schedule if you have it. Tell us the programme and where your hold points sit. On a commercial job those set the sequence rather than we do. Quoting is free. Quotes are free, including a site visit where one helps, and we do not charge for travel.
Brands we supply and install
Newcastle Gyprocker Heroes supply the board, the cornice, the compounds and the fixings on every job, so there is nothing for you to order and no delivery to wait on. That is worth saying plainly: if you have already bought your own sheets, you are looking for a different arrangement to the one we offer.

Frequently asked questions
What is the difference between commercial and residential plastering?
Scale is the smallest part of it. In a house, most walls are built to a standard and finished to Level 4. Above that, in Class 2 to Class 9 buildings, almost every wall is a certified system. The studs, the screws, the board and the jointing are all part of the certificate. Newcastle Gyprocker Heroes install those systems to the documents rather than deciding them.
Do you do commercial plastering in Newcastle?
Yes. Newcastle Gyprocker Heroes sheet and set commercial and multi residential linings across Newcastle and the Hunter, working to the systems named on your drawings. That covers separating walls, corridor and shaft linings, ceilings, bulkheads and fit out work. The steel framing and the certification are not ours, and neither is the design.
Do you install the steel stud framing on a commercial job?
No. On a commercial job the framing package runs from fixing track to the slab through to standing the studs to schedule. The slotted deflection heads are part of it and none of it is ours. Newcastle Gyprocker Heroes come in behind the framer. Send the framing schedule with the drawings anyway. The stud spacing and the specified board have to agree, and it is cheaper to find that out before either is ordered.
Do you line intertenancy and shaft walls?
Yes. An intertenancy wall separates two dwellings in a Class 2 building, and a shaft wall closes in a lift, a stair or a service riser. Both are named systems, and Newcastle Gyprocker Heroes install the board, the layer count and the joint treatment each one calls for. We do not design either, and we claim no rating for the finished wall.
What level of finish do you provide on a commercial job?
All three, and usually all three on the same job. Level 3 goes where nothing is decorated, which is above ceilings and inside shafts. Level 4 is the standard on a painted surface. Level 5 adds a skim over every square metre and belongs on a lobby, a feature wall, or anywhere light rakes across the surface. Tell us the areas by level and we price them separately.
Do you take on small commercial jobs?
Yes. A single shop fit out, one floor of an office, or a reline between tenancies is a job on its own with Newcastle Gyprocker Heroes. There is no published minimum. Send the drawings, or photographs if there are none, and we price the work in front of us rather than the building around it.
What do you need to price a commercial job?
Drawings and system numbers first. Then the areas broken down by level of finish, the framing schedule if there is one, and the programme with your hold points on it. Newcastle Gyprocker Heroes price a lining package off documents rather than off a site walk. The more of that you have, the closer the number is. Quoting costs nothing.
Ready to get a price?
Send plans or photographs and we will price the job. Quoting is free and so is the travel.
