Plastering and Gyprocking in Newcastle CBD

One home in eight in this postcode is a freestanding house. Six in ten are apartments and a quarter are terraces, which makes 2300 unlike anywhere else we work. We sheet, set and repair plasterboard across the city centre, Newcastle East and West, Cooks Hill, The Hill and Bar Beach. Almost every job here starts with how the sheets reach the room.

Common plasterboard problems in Newcastle CBD

The housing here is a barbell. A dense pre 1940 core of terraces and workers' cottages at one end. Apartment towers finished from 2019 onward at the other, and not much in between. These six come up across both.

One home in eight here is a house, and that changes everything

Newcastle 2300 runs 12.7 percent separate houses against 60.7 percent flats and 25.8 percent terraces. Average household size is 1.9 people. So the ordinary assumptions of this trade do not hold. There is no driveway to unload into and no back yard to cut in. The job is priced around a lift, a stair or a street frontage. Sheet length is set by what fits through those rather than by where we would like the joints.

Strata does not need to approve most patch repairs

The Strata Schemes Management Act names filling minor holes and cracks in internal walls as cosmetic work. That needs written notice to the strata committee and nothing else, and the same section covers painting and hanging fixings. Moving or reconfiguring a wall is a step up. That is a minor renovation, and it takes an ordinary resolution at a general meeting rather than a special one. Approval cannot be unreasonably withheld. It is worth knowing before you are told a hole in the hallway needs a committee.

A six metre sheet turns in neither a terrace hallway nor a lift

Board comes in lengths up to 6000mm so a room can be covered with fewer joints. In a Cooks Hill terrace built to the street on a narrow bay width, a long sheet cannot be turned in the hall. There is sandstone kerb outside it and no side access either. In a tower it is the lift car that sets the limit, along with a booked loading dock and a building manager induction. Either way the joint plan follows the access rather than the other way round, and that is settled at quoting stage.

Working off the street here is a paperwork job with a lead time

Standing a truck or a hoarding on a road, footpath or verge in this city needs a Road Occupancy Licence. A reserved parking space for a work vehicle needs a Work Zone permit. Both are counted in full working days rather than days, and a crane pushes the wait out further. Council also wants a traffic control plan from somebody qualified to draw one. Light rail has run on street along Scott and Hunter Streets since February 2019, which narrows what can stand kerbside along that corridor. None of that is difficult. It is only slow if nobody starts it early.

There are three coal pits under The Hill and the map names your street

The Australian Agricultural Company sank the three earliest private coal mines in the country here. A Pit runs off Church Street, B Pit off Swan Street and C Pit off Bingle Street. The winding house still stands at number 18. The subsidence district map for the city centre names Newcastle East, Cooks Hill, The Hill and Newcastle West. It sorts the ground into four zones with different restrictions. A crack with a history in this postcode has somewhere to start. Internal linings, ceilings and partitions are on the exempt list, so none of it adds a form to your job.

Opening a ceiling in the old core disturbs where the lead has settled

Paint before 1970 was heavily leaded and paint up to 1997 could still carry one percent. The guidance is to treat anything pre 1997 as leaded. The part that matters to us is where the dust ends up. It collects over decades in roof spaces, behind wall linings and under floorboards, which is exactly what taking a ceiling down opens up. So in the pre 1940 stock we say what we are going to open before we open it. We work to keep the dust in the room it started in.

Why Newcastle CBD properties choose Newcastle Gyprocker Heroes

We sheet, set and sand plasterboard across Newcastle CBD and the rest of the City of Newcastle, on new houses, renovations and repairs. Every job here is priced before it starts, whether it is one damaged wall or a whole house of new work.

Call us Monday to Saturday, 7am to 5.30pm, and the person who answers is the one who prices the job. A call outside those hours reaches voicemail.
We supply and deliver the board, the cornice and the compounds, so materials sit inside the price rather than on a separate bill. A repair or a single room is usually finished in one to two days.
We sheet new homes and renovations in Newcastle CBD, repair walls and ceilings, run new cornice and line wet areas and patio ceilings. Small shops and offices are covered too, and acoustic or fire rated board is fixed to the specification your builder or certifier hands us.
There is no charge for a quote and no charge for travel anywhere in the City of Newcastle. New sheeting is priced by the square metre from your plans, and a repair is quoted as one fixed price.
We are licensed and insured, and that holds for every job we quote, domestic or commercial.
Most jobs here arrive through a lift or a terrace hallway. We settle the access, the sheet length and any street permit before the quote goes out.

How our plastering and gyprocking service works in Newcastle CBD

Send photographs of a repair, or the floor plans for a new house or renovation, and we price the work from those. A site visit happens where the job needs one, and it costs nothing. Once the quote is accepted we agree a start date that suits your builder's program or your own. Nothing is ordered until that date is set.

On the day we sheet the ceilings first and the walls after, so each wall sheet picks up the ceiling line. We sheet rather than frame, so the studs, ceiling battens and furring channel are set out by your builder or carpenter before we arrive. Clear the room where you can and we work around what has to stay. Walls and ceilings are left set, sanded and ready for the painter, and a repair patch stays visible until it is painted.

We come in off Hunter and King Streets for the centre, down Darby Street for Cooks Hill and around Shortland Esplanade for the ocean end. The constraint here is never the room and always the route into it. Cooks Hill and Newcastle East are terrace streets with no off street parking and sandstone kerbs. The towers at Newcastle West and Honeysuckle run on booked docks and lift bookings. Tell us the building, the floor and how a sheet gets in. We will tell you what length of board the job can take.

Residential plastering in Newcastle CBD

This is a barbell postcode and both ends of it are old news to nobody. At one end sit the terraces and miners' cottages of Cooks Hill, Newcastle East and The Hill, built from around 1850. Council describes them as single and two storey terraces and cottages in both brick and timber. At the other end are the towers finished from 2019 onward through the city centre and Honeysuckle. There is comparatively little between the two. A quote here is either a heritage conversation or a strata one, and rarely anything in the middle.

The old half of that is where the work gets interesting. A wall built in the 1860s has moved for a century and a half and has been relined at least once. It was also standing when the 1989 earthquake went through the inner city. Board fixed straight onto framing like that mirrors every bow in it. The fix is packing, furring or a float coat rather than a straighter sheet. The new half is a different trade problem entirely. Concrete framed, dead flat, and governed by what the building manager will let through the front door on a Tuesday.

Frequently asked questions about plastering in Newcastle CBD

Do you cover the suburbs around Newcastle CBD?

Yes. Newcastle Gyprocker Heroes covers Newcastle CBD and the suburbs around it, right across the City of Newcastle. Every neighbouring suburb named on this page is inside the area we work in, and there is no travel charge to any of them. If your street is not shown, call us and say where you are, and we will confirm it on the phone.

What are your service hours in Newcastle CBD?

Our service hours are Monday to Saturday, 7am to 5.30pm. Newcastle Gyprocker Heroes keeps those hours across Newcastle CBD and the rest of the City of Newcastle. A call outside them reaches voicemail rather than another number. Leave your suburb and a short description of the work and we will come back to you.

Do I need strata approval to patch a hole in my apartment wall?

No, not in most cases. A patch to an internal wall is cosmetic work under the strata legislation, which means written notice to the committee and nothing further. Reconfiguring a wall is different and takes an ordinary resolution at a general meeting. Newcastle Gyprocker Heroes will tell you which of the two your job is before you go asking for anything.

Does my Cooks Hill terrace need council consent for internal plastering?

No, usually not. Four of the city's nine heritage conservation areas sit in this postcode. The consent trigger in those areas is the exterior of the building rather than the inside of it. A separately listed heritage item is a different matter, because there the interior fabric can be protected in its own right. So the answer depends on whether your place is listed or simply contributory, and we check that before opening anything up.

How long does it take to get a work zone outside my building?

Seven full working days for a standard application and twelve where a crane or anything complex is involved. That is City of Newcastle's own lead time and it is not something anybody can shorten. A traffic control plan has to be drawn by a qualified person as part of it. Tell us early if your job needs the street. It is the one thing on a Newcastle job that cannot be arranged the week before.

Does a Newcastle East apartment need coastal grade fixings?

Yes, usually, and it depends how close to the water you are. AS 4312 treats Newcastle as a temperate surf location, and the high corrosivity band reaches about a kilometre in from the shoreline. That takes in Newcastle East, Bar Beach and the ocean face of The Hill. Further into the city centre it drops away. Tell us the building and Newcastle Gyprocker Heroes will specify the fixings for where it stands.
