Plastering and Gyprocking in Budgewoi

Budgewoi sits on two peninsulas with a lake running between them. There is water on three sides of it. Lake Munmorah lies north, Budgewoi Lake runs through the middle and the Pacific is east. The settlement here is older than most people expect. A dairy farm was working this ground in 1843. The man credited with starting the Australian gold rush built a house nearby thirteen years later.

Common plasterboard problems in Budgewoi

Two of the four below come from the water and two come from the record. None of them comes from guessing at the age of your house.

The gold rush money built a weatherboard house up the road

Robert Henderson had a dairy farm on this ground from 1843. Edward Hargraves bought property here in 1856 and built Noraville. He paid for it with the award the Victorian government made him for finding gold at Ophir in 1851. Hargraves House still stands at Noraville, put up between 1856 and 1859 by a Mr Fletcher. It is single storey and weatherboard with a verandah on three sides, and it went onto the State Heritage Register in April 1999.

This is the middle lake of three, and the town sits on it

Budgewoi Lake covers around fourteen hundred hectares when it is full. It takes water from a small creek and from the southern half of Lake Munmorah, then runs south into Tuggerah Lake. So the level here is part of a chain rather than a pond of its own. What that means on the ground is simple enough. Almost nowhere in this town is more than a few streets from a water frontage, and it is worth saying which one you have.

The school opened in 1961, which tells us more than a guess would

Budgewoi Public School was built in 1961 with about a hundred and fifty pupils in the first block. A town gets a school when the children are already there, so the growth here was well under way by then. That is a dated fact rather than an inference. The census has never recorded the year a house was built, so on most pages we will not put a decade on the housing. Here the civic record does part of the job for us.

Nearly all the units in this postcode are in Budgewoi

About one home in thirteen here is a flat, and next door it is closer to one in two hundred. That is a small share by any measure and it is nearly the whole of the unit stock in 2262. It matters because it means we do both kinds of work in the one suburb on the same terms. A small block on the water and a house three streets back are the same trip and the same crew.

Why Budgewoi properties choose Newcastle Gyprocker Heroes

We sheet, set and sand plasterboard across Budgewoi and the rest of the Central Coast Council area, on new houses, renovations and repairs. Every job here is priced before it starts, whether it is one damaged wall or a whole house of new work.

Call us Monday to Saturday, 7am to 5.30pm, and the person who answers is the one who prices the job. A call outside those hours reaches voicemail.
We supply and deliver the board, the cornice and the compounds, so materials sit inside the price rather than on a separate bill. A repair or a single room is usually finished in one to two days.
We sheet new homes and renovations in Budgewoi, repair walls and ceilings, run new cornice and line wet areas and patio ceilings. Small shops and offices are covered too, and acoustic or fire rated board is fixed to the specification your builder or certifier hands us.
There is no charge for a quote and no charge for travel anywhere in the Central Coast Council area. New sheeting is priced by the square metre from your plans, and a repair is quoted as one fixed price.
We are licensed and insured, and that holds for every job we quote, domestic or commercial.

How our plastering and gyprocking service works in Budgewoi

Send photographs of a repair, or the floor plans for a new house or renovation, and we price the work from those. A site visit happens where the job needs one, and it costs nothing. Once the quote is accepted we agree a start date that suits your builder's program or your own. Nothing is ordered until that date is set.

On the day we sheet the ceilings first and the walls after, so each wall sheet picks up the ceiling line. We sheet rather than frame, so the studs, ceiling battens and furring channel are set out by your builder or carpenter before we arrive. Clear the room where you can and we work around what has to stay. Walls and ceilings are left set, sanded and ready for the painter, and a repair patch stays visible until it is painted.

Budgewoi Lake splits the town, so the two halves face each other across the water with the road running around. Noraville, Halekulani and Buff Point are close by, with Doyalson and Blue Haven behind. Nearly nine homes in ten are freestanding on their own block and access is straightforward almost everywhere. What is worth telling us is which frontage you have. A lake block, a beach block and a street well back are three different carries.

Residential plastering in Budgewoi

This is an old piece of coast with a young town on it. Robert Henderson farmed dairy cattle here from 1843 and Edward Hargraves bought land in 1856, three years after the discovery that made his name. The place itself has been called a good many things over the years, and one of the old names is now the suburb next door. Budgewoi Public School opened in 1961. There has never been a high school in the town, and secondary students have always gone elsewhere for it.

The town occupies two peninsulas with Budgewoi Lake between them, Lake Munmorah to the north and the ocean to the east. Budgewoi Lake is the middle of the three Tuggerah Lakes and holds around fourteen hundred hectares when full. The census describes a settled and older half of its postcode. The median age is forty four, more than a third of households own outright with no mortgage. Close to nine homes in ten are freestanding. The work follows that, and most of it is repair and improvement.

Frequently asked questions about plastering in Budgewoi

Do you cover the suburbs around Budgewoi?

Yes. Newcastle Gyprocker Heroes covers Budgewoi and the suburbs around it, right across the Central Coast Council area. Every neighbouring suburb named on this page is inside the area we work in, and there is no travel charge to any of them. If your street is not shown, call us and say where you are, and we will confirm it on the phone.

What are your service hours in Budgewoi?

Our service hours are Monday to Saturday, 7am to 5.30pm. Newcastle Gyprocker Heroes keeps those hours across Budgewoi and the rest of the Central Coast Council area. A call outside them reaches voicemail rather than another number. Leave your suburb and a short description of the work and we will come back to you.

Is there anything heritage listed around Budgewoi?

Yes. Hargraves House at Noraville went onto the State Heritage Register in April 1999. It was designed by Edward Hammond Hargraves and built between 1856 and 1859, single storey and weatherboard with a verandah on three sides. That is one building rather than a district, and it is the only listing of that kind we know of near here. For an ordinary house in the town it changes nothing.

Why do you ask which side of the lake I am on?

Because the lake runs through the middle of the town and the two halves face each other across it. A lake frontage, a beach block and a street set well back are three different carries once a truck is involved. It is a short conversation on the phone and it saves working it out on the morning. The street name on its own does not always tell us which of the three you are.

How much does the school opening date tell you about my house?

Less than you might hope, and we would rather be straight about that. What we can say about Budgewoi is that the primary school opened in 1961, which puts real growth here from around then. That is a dated fact rather than a guess. It still does not tell us what is behind your particular wall. We would rather ask about the house and take a look before we price anything.

Do you work on units as well as houses here?

Yes, and Budgewoi is where nearly all of the units in this postcode are. About one home in thirteen here is a flat against roughly one in two hundred next door. Both kinds of work run on the same terms and there is no travel charge to any of it. Say when you call whether it is a house or a unit and whether there is anybody we need to let know.
