Plastering and Gyprocking in Belmont

Belmont sits on a sandy peninsula with the Tasman Sea on one side and Lake Macquarie on the other. Almost nowhere else gets salt from two directions at once. We sheet, set and repair plasterboard across the whole of it, from Nine Mile Beach through to the lake frontages at Marks Point and Valentine. Which water you are closest to changes what goes into the wall.

Common plasterboard problems in Belmont

Much of the housing here was built to be lived in for a few weeks a year and has been lived in ever since. That, and the two waters either side, account for most of what we are called about. Five of them, in the order they come up.

Ocean side and lake side are two different specifications

The surf frontage puts the eastern edge of this suburb in the highest corrosivity band AS 4312 recognises for a temperate coast. That band runs roughly a kilometre in from the shoreline. Away from that the exposure drops to the medium band. A lake frontage picks up its own smaller allowance again, because sheltered salt water reaches only a short way inland. So one suburb carries three answers. Fixings chosen for an inland house rust on the ocean side, and the rust comes through the paint film. Coastal grade fixings a few streets inland are money spent on nothing.

Backing for a grab rail costs nothing while the wall is open

A grab rail, a fold down seat or a shower screen fixed straight into plasterboard will pull out. There is nothing behind the sheet to hold it. Putting timber backing in before the lining goes on takes a few minutes and adds almost nothing to the job. Retrofitting it afterwards means cutting the wall open, patching, sanding and repainting. If there is any chance a rail goes in later, tell us before we sheet rather than after.

A shack built for summer was never built to be a house

A good deal of the lakeside and beachside stock here went up as holiday housing and became permanent later. That shows up behind the lining rather than in front of it. Framing is often lighter than a house would use and the stud and batten spacing wanders. Rooms have been added by whoever owned the place at the time. Board fixed to that without checking what is behind it will telegraph every irregularity. We look at the framing before we quote the sheeting.

A lakeside repair gets quoted against your Flood Certificate

Council issues a Flood Certificate for a single lot, giving that property's flood risk and its flood planning level. There is a flood report tool alongside it. On the foreshore that document tells us more than looking at the room does. It says how high water has been considered likely to reach. That decides how far up the wall the lining comes out and what goes back. Get the certificate from Council and we will work to it rather than guessing at it.

There is a point where a patch stops being the cheaper answer

Most of what we do here is repair rather than replacement, and that is usually right. It stops being right in three cases. The same wall has been patched three times already. The lining has been wet more than once. Or the sheet has lost its bond to the framing across a whole run. At that point each patch buys less time than the one before it. That judgement belongs in the quote rather than after it. We would rather say so before you have paid for a third patch.

Why Belmont properties choose Newcastle Gyprocker Heroes

We sheet, set and sand plasterboard across Belmont and the rest of the City of Lake Macquarie, on new houses, renovations and repairs. Every job here is priced before it starts, whether it is one damaged wall or a whole house of new work.

Call us Monday to Saturday, 7am to 5.30pm, and the person who answers is the one who prices the job. A call outside those hours reaches voicemail.
We supply and deliver the board, the cornice and the compounds, so materials sit inside the price rather than on a separate bill. A repair or a single room is usually finished in one to two days.
We sheet new homes and renovations in Belmont, repair walls and ceilings, run new cornice and line wet areas and patio ceilings. Small shops and offices are covered too, and acoustic or fire rated board is fixed to the specification your builder or certifier hands us.
There is no charge for a quote and no charge for travel anywhere in the City of Lake Macquarie. New sheeting is priced by the square metre from your plans, and a repair is quoted as one fixed price.
We are licensed and insured, and that holds for every job we quote, domestic or commercial.
We work both waters in 2280, from Nine Mile Beach across to the lake frontages at Marks Point and Valentine. The address decides the fixings, not the postcode.

How our plastering and gyprocking service works in Belmont

Send photographs of a repair, or the floor plans for a new house or renovation, and we price the work from those. A site visit happens where the job needs one, and it costs nothing. Once the quote is accepted we agree a start date that suits your builder's program or your own. Nothing is ordered until that date is set.

On the day we sheet the ceilings first and the walls after, so each wall sheet picks up the ceiling line. We sheet rather than frame, so the studs, ceiling battens and furring channel are set out by your builder or carpenter before we arrive. Clear the room where you can and we work around what has to stay. Walls and ceilings are left set, sanded and ready for the painter, and a repair patch stays visible until it is painted.

The Pacific Highway runs through the middle of this postcode and everything else comes off it. That takes us out to Marks Point and Valentine on the lake, and down to Belmont South. Getting sheets in is straightforward almost everywhere, because four in five dwellings are detached with a driveway. What changes is the distance between them: this is eight localities spread around a peninsula, so we group work by side rather than by day. Tell us whether you are lake side or ocean side when you call and it helps more than the street name does.

Residential plastering in Belmont

Belmont began as a guesthouse. Thomas Williamson, the district's third settler, built a weatherboard place here in the 1860s. He named it after Belmont on the island of Unst in Shetland, where he was born. He built the Belmont Hotel afterwards, and the first town allotments went on sale in 1868. What grew from that was a holiday town rather than a mining one, which makes it unusual on this side of the lake. Belmont Hospital opened on Croudace Bay Road in 1968 and is still the only public hospital in the local government area.

The building stock reflects that. A small late nineteenth century core, then decades of lakeside and beachside building through the middle of the twentieth century. Much of that was modest, and much of it was seasonal to begin with. Those houses are now permanent homes, often owned by the same family since they were built. The work they need is repair, wet area renewal and adaptation rather than extension. Belmont Baths on Brooks Parade has an accessible ramp, and Council lists it among its accessible facilities. That tells you something about who lives here and what a bathroom is expected to do.

Frequently asked questions about plastering in Belmont

Do you cover the suburbs around Belmont?

Yes. Newcastle Gyprocker Heroes covers Belmont and the suburbs around it, right across the City of Lake Macquarie. Every neighbouring suburb named on this page is inside the area we work in, and there is no travel charge to any of them. If your street is not shown, call us and say where you are, and we will confirm it on the phone.

What are your service hours in Belmont?

Our service hours are Monday to Saturday, 7am to 5.30pm. Newcastle Gyprocker Heroes keeps those hours across Belmont and the rest of the City of Lake Macquarie. A call outside them reaches voicemail rather than another number. Leave your suburb and a short description of the work and we will come back to you.

Do you use different fixings on the ocean side of Belmont?

Yes. The eastern edge of this suburb sits in the high corrosivity band for a surf coast. Fixings, beads and trims are specified for that there. A house at Floraville or Jewells does not need that, and Newcastle Gyprocker Heroes will not put it on the quote. A lake frontage sits somewhere between the two. The address decides it, so tell us the street and which way the house faces.

Can you put backing in for a grab rail before I need one?

Yes, and it is the cheapest thing on this page. Timber backing fixed between the studs while the wall is open costs almost nothing and takes a few minutes. Fixing a rail into bare plasterboard later will not hold, and putting the backing in afterwards means cutting the wall, patching and repainting. Tell us at quoting stage where a rail, a seat or a rail height cabinet might go and it goes in then.

My Belmont house has been flooded before. Where do you start?

With Council's Flood Certificate for your lot, which gives your flood risk and your flood planning level. That tells us how high water has been considered likely to reach, and that decides how far up the wall the old lining comes out. Newcastle Gyprocker Heroes then check the framing is dry before anything goes back on. Board fixed over damp timber traps the moisture behind it and fails again.

What decides whether a Belmont wall gets patched again or resheeted?

What the wall has already had done to it. A first or second patch on a sound sheet is worth doing and usually holds. Where the same run has already been repaired more than twice, the picture changes and each patch buys less time than the last. Newcastle Gyprocker Heroes will tell you which one you have from photographs, and say so before you spend the money.
